For Zellige, Bejmat, and other handmade tiles, we recommend adding 15 to 20% to your measured area to allow for cuts, breakages during installation, and natural variation. For a more uniform finish, 20 to 25% gives your tiler more flexibility to sort tiles by tone. Keep 5 to 10% of your order in reserve once installation is complete, in case of future repairs.

Returns & Refunds

We offer a 14-day return policy. You have 14 days after receiving your item to request a return. For full terms, please see our Returns & Refund Policy.

To start a return, email us at info@terrabellainteriors.co.uk with your order number and the reason for return. Our team will guide you through the next steps and return address.

Please inspect your order on arrival. If any items arrive damaged, contact us within 14 days at info@terrabellainteriors.co.uk with your order number and clear photographs of the damage so we can resolve the issue quickly.

Once tiles have been installed, they cannot be returned. We strongly recommend inspecting every tile carefully on arrival and ordering samples before placing a full order. Variation, hairline cracks, ink marks from hand-cutting, and surface imperfections are an authentic feature of handmade tiles and are not grounds for return.

Once we have received and inspected your return, we will notify you of the outcome. Approved refunds are processed back to your original payment method within a few business days.

Zellige, Bejmat & Octagon Tiles

Zellige are Moroccan handmade tiles, crafted one by one from non-refined natural clay extracted in the region of Fez, Morocco. The clay is kneaded with water, moulded by hand, dried in the sun, and kiln-baked. A glazing of mineral pigments and vitreous compounds is then applied and melted in a second firing, producing the multi-tonal, semi-transparent surface Zellige is known for. Each tile is unique.

Zellige refers to the traditional Moroccan technique of producing hand-cut, hand-glazed terracotta tiles in the city of Fez. The word describes both the craft and the finished product: a tile defined by its irregular surface, uneven tone, and handmade character.

Bejmat is a Moroccan handmade brick-shaped tile, traditionally laid in herringbone or running bond patterns on floors and walls. Like Zellige, it is produced from natural clay using the same handmade method, sharing the same character but in an elongated rectangular format.

Octagon Zellige tiles are eight-sided handmade Zellige laid alongside small square infill tiles in a contrasting colour. The result is a traditional Moroccan floor or wall pattern that is at once geometric and softly imperfect. Explore our octagon tile range for the full selection.

Traditional Zellige is shaped, glazed, and fired entirely by hand. Around 15 to 20% of tiles in a typical order will carry hairline cracks, edge chips, ink marks from cutting, and variation in tone. These features are not faults: they are the signature of authentic Moroccan craft, and once blended into an install by an experienced tiler they produce the distinctive texture Zellige is loved for. If you prefer a more uniform appearance, we suggest increasing your order quantity by 20 to 25%.

Zellige are not the same as machine-made wall tiles and should always be installed by a tiler with experience of Moroccan handmade tiles. They require careful sorting, a level substrate, considered grout choices, and patient finishing. Provided your tiler is experienced with Zellige, installation is straightforward. Terra Bella Interiors is not responsible for installation, ongoing care, or issues arising after installation of product.

We recommend a minimum 1mm grout joint between tiles for interior installs. Tiles can be butt-jointed for the most traditional look, or laid with a minimum 1.5mm spacing if you want a clearly defined grout line. For exterior installs, use a minimum 2mm spacing. We recommend using a PH-neutral grout in a tone that complements the tile, and using light grout colours on light tiles. For specific grout colour suggestions, email info@terrabellainteriors.co.uk.

Glazed Zellige tiles do not need sealing. Unglazed Zellige and Bejmat tiles need to be sealed before and after installation, using a product such as Lithofin MN Stain Stop. Do not over-seal: allow the sealer to dry, typically between 24 and 48 hours, and always follow the sealant manufacturer's instructions. In wet areas, unglazed tiles should be resealed every 2 to 3 years, or sooner depending on traffic and wear.

Glazed Zellige and Bejmat tiles are suitable for showers, fountains, spas, and bathrooms, provided the substrate is fully waterproofed and the installation uses adhesive and grout rated for wet areas. For floors in wet areas, a slightly wider grout joint helps with slip resistance. Unglazed tiles can be used in wet areas only if sealed correctly before and after installation, and resealed regularly.

Yes. Zellige can be used on floors provided they are installed by a skilled tiler. Since each tile is hand-shaped, edges may sit slightly uneven after grouting, so a tile rubbing stone is often used to soften any high points. Glazed surfaces will show wear over time, which many clients view as part of the tile's natural character.

Zellige sit at the premium end of the tile market because every single piece is shaped, glazed, and fired by hand in Morocco. Compared with mass-produced wall tiles, they cost more, but they deliver a surface no factory tile can replicate. We work with our partner workshops directly, which helps us keep pricing competitive for authentic Zellige.

Inspect your order thoroughly on arrival. Once tiles are installed, we cannot accept responsibility. Glazed Zellige and Bejmat tiles should be soaked in room-temperature water for 1 to 2 minutes before installation to remove dust and residue, but do not soak unglazed tiles. Always blend tiles from all boxes in your order to ensure a consistent spread of tone. Ink marks on the surface from hand-cutting are standard and can be wiped off easily with a damp cloth.

Yes. Our marble and marble mosaic tiles are cut and finished to order, with a lead time of 5 to 7 weeks from order placement to UK delivery. This allows us to produce the exact quantity and format you need without holding finished stone in storage. Samples remain available for next-business-day dispatch so you can confirm the stone before placing a made-to-order order.

Yes. Our marble tile orders have a minimum of 5m². Marble and marble mosaic are made to order, with a 5 to 7 week lead time from order to UK delivery. UK delivery is £175.00 by Standard service.

Yes, and we strongly recommend it. UK marble and mosaic samples are delivered free of charge by Royal Mail or DHL within 1 to 2 business days, with tracking. Since the full marble order is made to order with a 5 to 7 week lead time, the sample lets you confirm veining, colour, and finish before committing.

Yes. Polished marble is a natural stone and is porous to varying degrees. We recommend sealing marble tiles with an appropriate stone sealer before grouting and again after installation. Reseal periodically depending on traffic and exposure to spills.

Clean with warm water and a PH-neutral stone cleaner. Avoid acidic cleaners such as vinegar, lemon, or general bathroom sprays, which can etch the surface and dull the polish. Wipe spills quickly, particularly oil, wine, citrus, and coffee.

Yes. Polished marble is widely used in bathrooms and showers, provided the substrate is fully waterproofed and tiles are sealed before and after installation. Use a stone-rated adhesive and grout, and reseal the surface periodically. Avoid harsh cleaning products and use a squeegee after showering to extend the life of the polish.

Turkish Tiles

Turkish tiles are decorative ceramic tiles produced in Turkey, drawing on a heritage that traces back to Iznik in the 16th century. Our range includes the Bursa, Istanbul, Izmir, Iznik, and Efes designs, plus matching borders. They are typically used as feature tiles in kitchens, bathrooms, fireplaces, and entryways.

Yes. Our Turkish tiles are made by established Turkish ceramic workshops using long-standing techniques. They are durable, water-resistant once installed, and suitable for both decorative and functional use indoors.

Iznik tiles take their name from the Turkish town of Iznik, the historic centre of Ottoman ceramic production. They are known for their fine cobalt blues, turquoises, and tomato reds, set against a white ground, and for their floral and geometric motifs. Our Iznik design is a contemporary tribute to this tradition.

The substrate must be clean, level, smooth, and free from cavities, pits, fractures, cracks, or protrusions. Ensure the area is well lit during installation to allow accurate tile alignment. Use a flex adhesive carrying EN certificates, especially in areas prone to movement or vibration. Leave a 1 to 2mm joint between tiles, clean off adhesive residue promptly, and fill grout joints at least 24 hours after installation to allow the adhesive to cure fully.

Turkish tiles are best suited to walls and lightly trafficked floors, used as feature panels, splashbacks, fireplace surrounds, or accent borders. They are not designed for heavy floor traffic or external use unless specifically advised.

Moroccan Zellige and Bejmat are handmade terracotta tiles defined by their irregular surface, uneven tone, and natural variation. Turkish tiles are decorative ceramic tiles with sharper edges, smoother surfaces, and intricate painted or printed motifs. The two traditions look entirely different and serve different design intentions: Zellige for texture and depth, Turkish for pattern and storytelling.

Care & Maintenance

Use a PH-neutral cleaner and warm water. Glazed Zellige cleans much like any glazed ceramic: a gentle wipe-down with a soft cloth, no harsh chemicals. Sweep or vacuum regularly to remove dust and grit that could scratch the glaze. For unglazed Zellige, wipe spills quickly, particularly oil and grease, since these can stain the surface permanently.

Avoid acidic cleaners (vinegar, lemon, descalers), strong alkaline products, bleach, and abrasive scouring pads. These can damage the glaze on Zellige and etch polished marble. Stick to PH-neutral cleaners formulated for stone and ceramic.

Unglazed Zellige and Bejmat in wet areas should be resealed every 2 to 3 years. In drier interior areas, you can extend the interval based on visible wear. Always test a small area first and follow the sealant manufacturer's instructions.

Small hairline cracks and edge chips are a natural feature of handmade tiles and often go unnoticed once grouted in. For a clearly damaged tile, an experienced tiler can usually remove and replace a single piece using leftover tiles from your original order. This is why we recommend keeping 5 to 10% of your order in reserve once installation is complete.

We do not recommend steam mops on Zellige or polished marble. The combination of high heat and moisture can compromise the glaze on Zellige, soften grout over time, and lift the polished surface on marble. Use a soft mop with a PH-neutral cleaner instead.

Yes, gently. Glazed Zellige develops a soft patina over years of use, particularly on floors and in heavily used spaces. Most owners welcome this: it is part of why traditional Moroccan tiles have such depth of character. Regular cleaning with PH-neutral products and prompt attention to spills will keep the surface looking its best.
